Stopping a burst: the first move
A burst pipe loses water fast, so the priority is to isolate it. Turn off the internal stop tap (stopcock) — most often under the kitchen sink, in a hallway cupboard or where the supply enters — then open the cold taps to drain the pipes down and take the pressure off the burst. Switch off the immersion or boiler if the burst is near it, and keep water away from electrics.
In many Camberwell houses there’s a twist: if the property still has a cold-water storage tank in the loft — which can still be found in older, less-modernised SE5 properties — that tank can keep feeding a burst on the downstairs pipework even after the mains stopcock is shut. Why pipes burst in Camberwell
Bursts here tend to have local causes worth understanding.
Freeze–thaw on exposed runs. In older Camberwell houses, pipework can run through cold lofts, unheated basements or along external walls. In a cold snap, water in an exposed run can freeze, expand and split the pipe — with the burst only showing when it thaws. Lagging exposed pipes and keeping some background heat on in winter is the main defence.
Old pipework. Thames Water notes that homes built before 1970 may still have lead supply pipes or internal lead plumbing.1 In older Camberwell properties, pipework may include lead, iron or early copper and may have been altered during later conversions; older pipes and joints can fail, especially where they have been disturbed.
Hard water and scale. Thames Water states all the water in its region is hard.2 Limescale can build up on fittings and moving components, but a burst should not be attributed to hardness alone: freezing, movement, corrosion, poor joints and previous alterations can all be causes. Whose pipe is it? Supply pipe vs internal
Not every burst is yours to fix. Thames Water sets the boundary at your stop valve: the mains and the communication pipe up to your boundary are Thames Water’s, while the supply pipe from the boundary into your building — and all your internal pipes and fittings — are the property owner’s responsibility.3 So a burst on the pipe running across your garden or under your drive to the house is normally yours; a burst on the main in the street is Thames Water’s (report it on 0800 316 9800).
Two Camberwell wrinkles: where a single supply pipe serves two or more properties — something that can occur in converted houses and side-by-side flats — responsibility depends on ownership and the actual pipe layout and should be confirmed before work starts. Southwark council tenants report bursts on council pipework through the council’s repairs service on 0800 952 4444, not a private plumber.4
Safety first
A burst is mainly a water problem — but treat two things as genuine hazards.
Electrics. If water is running near light fittings, sockets or the consumer unit, keep people clear and don’t touch switches. Get the supply isolated if it’s safe to reach, and have an electrician check anything that’s been soaked before it’s used again.
Gas. If a burst is near a gas boiler or pipework and you smell gas, do not touch electrical switches or use a naked flame; open doors and windows if safe, turn the supply off only if the control is known and safely reachable, and leave the property. For mains or natural gas, call the National Gas Emergency Service on 0800 111 999 from outside. For LPG, call the LPG supplier’s emergency number shown on the tank or supplier documentation.5
Repairs to a burst on the water side — radiators, external distribution pipework and other separate wet work — may be undertaken by a competent non-Gas-Safe trade. The final connection of water pipework to a gas boiler, regulated gas work, and work affecting gas-carrying parts, combustion, combustion controls, the flue or a functional combustion-case seal require an appropriately qualified Gas Safe registered engineer. A competent non-Gas-Safe trade may replace a purely non-gas component behind decorative casing only where the manufacturer permits it and none of those restricted elements is disturbed.6

- Denmark Hill (SE5) — in any house, conversion or mansion flat, pipe runs through lofts or basements can be vulnerable to freezing if inadequately protected, and the stop tap may need tracing before isolation.
- Camberwell Green (SE5) — in a flat, conversion or premises above shops, a burst can travel through walls, floors or service routes and appear below or away from the source. Confirm the actual pipe route and affected units before opening finishes.
- Champion Hill (SE5) — in either a house or estate block, inspect the actual joint condition, support, insulation and previous alterations rather than assuming the cause from the district or building age.
- The SE5 fringes (Loughborough Junction, Camberwell New Road, Peckham/Walworth edges) — in a converted or subdivided property, a shared supply may be present, so establish the actual pipe layout and responsibility before repair. Near the Lambeth boundary, council-property bursts route to Lambeth rather than Southwark.
