A service is not the same as a safety check

A boiler service and a landlord gas safety check are distinct, although both may be completed at one appointment. A service follows the manufacturer’s maintenance instructions. It meets the landlord’s annual-check duty only where the appropriately qualified Gas Safe engineer also completes every required safety-check item and issues the Landlord Gas Safety Record. Conversely, a statutory safety check is not automatically a full service or sufficient maintenance.2 The service scope depends on the appliance instructions and access.

Where regulation 36 applies—generally where relevant residential accommodation is occupied under a lease of less than seven years or under a licence—the landlord must arrange an annual gas safety check on relevant landlord-provided appliances and flues, carried out by a Gas Safe registered engineer.1 Under the ordinary route, keep the Gas Safety Record for at least two years, supply it to existing tenants within 28 days and to new tenants before occupation. If regulation 36A’s early-check flexibility preserves the anniversary date, keep the record until two further checks are completed. For occupancies under 28 days and certain appliances outside tenant-used rooms, prominent display is permitted subject to notice and copy-request requirements.1 The annual check covers appliances and flues; installation pipework is not part of that check. Regulation 36 separately requires relevant installation pipework to be maintained in a safe condition, and HSE recommends appropriate examination or testing as part of maintenance arrangements, often alongside the annual visit.2

Fit and maintain a BS EN 50291 alarm in accordance with its manufacturer’s instructions.8

Regulated gas work must be carried out by an appropriately qualified Gas Safe registered engineer. Separate wet work may be undertaken by another competent trade. A competent non-Gas-Safe trade may replace a purely non-gas component behind decorative casing only where the manufacturer permits it and no gas-carrying part, combustion-control module, flue or functional combustion-case seal is disturbed.9 The final water connection to a gas boiler remains Gas Safe work.9 Always check the engineer’s Gas Safe ID card and relevant category.
