The first 10 minutes of a plumbing emergency
In a water emergency, the single most useful thing you can do before calling anyone is stop the flow. Standing water in heavy rain may not be a plumbing fault at all. Southwark’s 2011 Surface Water Management Plan identified Camberwell as one of five highest-risk Critical Drainage Areas; the updated 2022 plan uses catchments and hotspot areas and continues to identify Camberwell hotspots.3 After a downpour, water in a Camberwell street or coming up through a gully can therefore be surface-water flooding rather than a failed house pipe. If the property uses LPG, call the LPG supplier’s emergency number shown on the tank or supplier documentation. Do not re-enter until the emergency service has advised it is safe and the source has been addressed by a suitably qualified professional.
Carbon monoxide (CO) is colourless and odourless and can be produced when a fuel-burning appliance operates incorrectly. Warning signs include headaches, dizziness, nausea or breathlessness that improve outside, sooty staining, and—where a blue flame is expected—a yellow or orange flame. Fuel-effect fires and flueless appliances may be designed to display a yellow or orange flame. If you suspect CO, get into fresh air, seek immediate medical advice and call 999 for collapse or serious symptoms. For a suspected mains or natural-gas source, call 0800 111 999 from outside; for LPG, call the LPG supplier’s emergency number. The Health and Safety Executive strongly recommends a compliant CO alarm as a useful additional precaution; it should meet BS EN 50291 and be installed and maintained in accordance with the manufacturer’s instructions.6
Gas work must be done by an appropriately qualified Gas Safe registered engineer. Check the register and ID-card category. A competent non-Gas-Safe trade may undertake separate wet work such as radiators and external distribution pipework. The final connection of water pipework to a gas boiler must be completed by an appropriately qualified Gas Safe registered engineer.7 Regulated gas work and work affecting gas-carrying parts, combustion, combustion controls, the flue or a functional combustion-case seal require the relevant Gas Safe qualification. A purely non-gas component behind decorative casing may be replaced by another competent trade only where the manufacturer permits it and none of those restricted elements is disturbed.7
Where regulation 36 applies to the tenancy or licence—generally where relevant residential accommodation is occupied under a lease of less than seven years or under a licence—the landlord must arrange an annual gas safety check on relevant landlord-provided appliances and flues. Long leases, subletting and management arrangements can require the statutory duty-holder to be checked.8
