Coverage: SE5 and the Camberwell edges into SE15, SE17 and the SE5/SW9 boundary along Camberwell New Road — Camberwell Green, Denmark Hill, Champion Hill, Grove Lane, Camberwell Church Street and the Wyndham/Comber Grove area.

What this covers: plumbing in a washing machine or dishwasher, fitting or adding a standpipe and trap, hot/cold fill valves, backflow protection, and between-tenancy landlord swaps.

Not sure which page you need? If it’s a wider kitchen job, see Kitchen Plumbing; an appliance that’s leaking from somewhere you can’t see, Leak Detection; a blocked appliance waste, Blocked Drains; a small odd job, General Plumbing.

Costs: usually a fixed price — see What it costs ↓ for an editorial estimate.

Availability: the verified plumbers listed above set their own hours; most appliance installs are a same-visit job once access and connections are confirmed.

Getting an appliance install right

It looks like a five-minute job, but a proper installation starts by checking the appliance valve, water pressure, waste connection and hose route. The installer then confirms that the machine can sit at its full depth without crushing hoses, runs a fill-and-drain cycle and reinspects the valve, inlet hose, waste spigot, trap and surrounding units for seepage before pushing the appliance fully back.

The waste side follows Approved Document H: the ordinary washing-machine or dishwasher solution uses a trap of at least 40 mm with a 75 mm water seal, with the branch and discharge arrangement designed to drain correctly.1 Waste-hose height, insertion depth, length, routing and connection method must follow the instructions for the specific appliance and the actual drainage design; Approved Document H does not prescribe those model-dependent details. This drainage arrangement is separate from supply-side backflow protection. Under the Water Supply (Water Fittings) Regulations 1999, protection must be verified for the particular appliance and applicable fluid category from its approval and manufacturer instructions, with external protection fitted where required. An accessible servicing valve at the appliance connection is the normal way to provide practical isolation for maintenance.2 A genuinely new electrical circuit is notifiable under Part P; an ordinary spur or extension from an existing kitchen circuit is normally non-notifiable unless another notification category applies. All electrical work must satisfy Part P. Designing, installing, inspecting and testing to current BS 7671, with the appropriate electrical certificate, is the recognised standard route for demonstrating compliance.3

Camberwell stock: three install types

In Camberwell the “same” appliance install is really three different jobs depending on the home — and knowing which you’ve got saves time and mess.

The first is the between-tenancy landlord swap. Southwark’s ward profile records a high council/TMO share in Camberwell Green, while the private-rental figure cited is borough-wide rather than Camberwell-specific.45 A like-for-like swap still requires the valve, hose washers, spigot, trap and waste branch to be checked rather than assumed serviceable.

The second is the integrated install in a newer or converted flat. The town-centre plan identifies housing allocations rather than the completed plumbing layout, but resulting developments may include concealed appliance connections.6 The machine must remain removable, with accessible isolation, adequate socket access and enough depth to avoid crushing the hoses or pulling the unit out of level.

The third is an older-stock or rear-addition install with no suitable waste point. A dedicated trapped standpipe may be preferable where a long branch or overloaded sink trap would otherwise be used, but the branch fall, length and connection must be assessed for the actual property. Camberwell’s water is hard, so follow the appliance manufacturer’s hardness settings and detergent or dishwasher-salt guidance rather than assuming that hardness alone explains every appliance fault.7

Find a verified appliance-install plumber by district

Camberwell Green (SE5) — a between-tenancy swap can reveal a seized valve, damaged hose washer or previously capped spigot. In council, housing-association or leasehold flats, clarify who owns the fixed valve and waste before authorising alterations.

Denmark Hill & Ruskin Park (SE5) — if a sink and both appliances back up together, the restriction is likely downstream of the individual appliance hoses and may involve the branch or shared stack rather than the new machine.

Champion Hill & Grove Hill (SE5) — a machine in a rear addition may be remote from the original waste connection. The installer should check the developed branch length and available fall before using a long sink branch or adding a dedicated standpipe.

Camberwell New Road & the Wyndham area (SE5/SW9) — integrated appliances can be difficult to remove where plinths, flooring or adjacent units restrict access, so removal, disposal and making good should be agreed before the visit.

New-build & converted flats (SE5) — concealed connections need accessible isolation, correct manufacturer hose routing and enough clearance for integrated-door alignment without pulling the appliance out of level.

What it costs

Appliance install (indicative)Typical range
Plumb in a washing machine or dishwasher (existing standpipe/valve)£70–£160
Add a standpipe + trap + short waste run£150–£400
Add a hot/cold fill valve with backflow protection£90–£250
Electrical connection or circuit work (electrician)quoted separately; a new circuit is notifiable

Editorial estimate only, to help you sense-check a quote — these are NOT regulated rates, NOT market data, and NOT a published cost survey. Always agree the price and what is included before work starts. See How to read a plumbing quote and the London plumbing costs guide.* Camberwell is inside the London-wide ULEZ but outside the central Congestion Charge zone. An in-scope vehicle that fails the emissions standard must pay £12.50 when driven in the zone unless exempt, discounted or covered by a valid grace period; heavier vehicles use the separate LEZ rules, and ULEZ does not operate on Christmas Day.8 It is reasonable to ask whether any travel charge is in the quote.

Frequently asked questions

Not always — but a badly-made waste or fill connection is a common cause of floods and downstairs leaks. If there’s no existing standpipe, if the machine is integrated, or if you want it done to Approved Document H, it’s worth having a verified plumber do it.

Approved Document H supports a 40 mm trap with a 75 mm water seal and the relevant branch-discharge requirements. Waste-hose height, insertion depth, length, routing and connection method must follow the instructions for the specific appliance and the actual drainage design; those model-dependent details are not prescribed by Approved Document H.

No. A US-style deck-mounted air-gap fitting is not the usual UK arrangement. Use a properly trapped standpipe or a suitable sink-trap connection only where that method is permitted by the specific appliance instructions and the actual drainage design. Supply-side backflow protection must be verified separately for the appliance and fluid category.

Often yes, using a suitable double appliance spigot or combined branch where the trap, branch capacity and manufacturer instructions allow it. A dedicated trapped standpipe may be preferable where the shared sink branch is long, overloaded or repeatedly backs up.

Camberwell’s hard water can contribute to scale on heating elements. Follow the appliance manufacturer’s hardness setting, detergent, rinse-aid and dishwasher-salt guidance, and diagnose filters, pumps, hoses and the fixed waste separately if the machine reports a fault.

Yes: confirm that the isolation valve closes and does not begin leaking when operated; inspect the hose washers, spigot, trap and waste route; check that the plug and socket remain accessible; remove transit bolts where applicable; level the machine; and run a complete fill-and-drain test before reinstating the plinth. This reduces the risk of a preventable connection leak but cannot guarantee that no future appliance fault will occur.

If it is a visible hose, valve or waste-connection leak, an appliance-install plumber can address it. If the sink drains normally but the machine reports a drain fault, the appliance filter, pump and hose should be checked before assuming the fixed waste is blocked. If the sink and appliances back up together, the restriction is more likely in the shared branch or stack.

Why verified plumbers — not a general directory

Plumbing in an appliance looks simple, but the installation still needs a serviceable valve, a suitable trapped waste, verified supply-side backflow protection and a full commissioning test. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, check evidence of public liability insurance, and confirm Camberwell coverage. For water-fittings work you can also check WaterSafe. Profiles may be suspended or removed if credentials lapse or credible concerns are raised. Enquiries go directly to the plumber, with no customer middleman fee.
