What a compliant install involves

A boiler installation is more than swapping a box on the wall. The survey should include a room-by-room heat-loss assessment, hot-water demand, incoming mains flow and dynamic pressure before recommending a combi, available gas rate and working pressure at the proposed appliance position, radiator and pipe sizing for the intended flow temperature, manufacturer-required service clearances, flue terminal and inspection access, plume management, and a condensate route with suitable fall, discharge point and frost protection. If measured mains flow is inadequate for the proposed combi, the design may need a stored-water system, a different appliance or supply improvements. If the existing gas pipe cannot provide the required working pressure, the pipework must be upgraded or the appliance choice revised before installation. Where gravity condensate drainage is not achievable, a condensate pump may be considered only with suitable power, accessible maintenance and a failure strategy in accordance with the manufacturer’s instructions. Before drilling or opening a route, suspected asbestos-containing material, protected building fabric and lease constraints must be identified and dealt with through the appropriate survey, permission or specialist route. Boiler Plus and Building Regulations

Since April 2018, Boiler Plus has applied when a boiler is installed into an existing dwelling or existing heating system in England, including a replacement or a first boiler in an existing home. The government’s Boiler Plus factsheet sets out a minimum 92% ErP efficiency, time and temperature controls, and for a gas combination boiler one additional measure: flue-gas heat recovery, weather compensation, load compensation, or a smart control featuring automation and optimisation.² Initial heating systems in new dwellings should instead be assessed under the applicable Approved Document L framework.⁹

The Building Regulations set performance requirements; Approved Document L provides recognised guidance on meeting them, and BS 7593:2019+A1:2024 is a code of practice for preparing and maintaining system water. The primary heating circuit should be cleaned and flushed by a method appropriate to its condition, then protected with suitable inhibitor. Where the work is carried out using the BS 7593 route, it includes an appropriate in-line filter, which may be magnetic or non-magnetic and should suit the system design and manufacturer instructions. This is a code-of-practice provision rather than a universal statutory mandate for a particular filter product. Fresh-water scale treatment is a separate decision for feed water to water heaters or the domestic-hot-water side of combination boilers, based on measured hardness, appliance design and manufacturer instructions. Warranty consequences depend on the individual warranty terms.⁹¹⁰

Tooting homes, water hardness and Article 4 conservation areas

Two Tooting factors shape the survey. Gas Safe recommends an audible carbon-monoxide alarm complying with BS EN 50291.⁶ The alarm is an additional precaution and does not replace correct installation or servicing.
