Coverage: SW17 (Tooting, Tooting Bec, Upper Tooting, Furzedown) and the edges into SW12 (Balham), SW16 (Streatham), SW19 (Colliers Wood) and the CR4 (Mitcham) boundary — Tooting Broadway, Tooting Bec, Totterdown Fields, the Heaver Estate and Amen Corner.

What this covers: plumbing in a washing machine or dishwasher; checking the supply valve, appliance approval and backflow arrangement; fitting a suitable trap, standpipe or sink-waste connection; routing the waste hose to the manufacturer’s requirements; levelling, transit-bolt removal and a complete test cycle.

Not sure which page you need? A wider kitchen job → Kitchen Plumbing; an appliance leaking from somewhere you can’t see → Leak Detection; a blocked appliance waste → Blocked Drains; a small odd job → General Plumbing.

Getting an appliance install right

An appliance install is a sequence, not just two hoses. The installer checks the appliance and customer-supplied hoses, removes transit bolts, levels the machine, confirms an accessible servicing valve, opens and clears any sink-waste spigot or blanking plug, routes the waste hose or standpipe to the manufacturer’s specified height, and tests fill, drain and—where applicable—spin. Integrated dishwashers also need service access and cabinet-door alignment, with a final leak check after the appliance is pushed into position.

The waste arrangement must follow the appliance instructions and Approved Document H. A trapped standpipe or sink-waste connection needs an adequate diameter, seal, fall and ventilation for the actual layout; a standpipe is not the only approved method, and the hose height or loop should follow the manufacturer rather than a universal online dimension.1

Backflow protection must also be verified rather than assumed. Water Regs UK states that some, but not all, appliances contain adequate UK-compliant protection; the installer should check the appliance approval and manufacturer information, assess the fluid category and add independent protection of the correct rating where the built-in provision is absent, inadequate or unverified.2 Electrical work must comply with Part P and BS 7671. A genuinely new circuit is notifiable; an ordinary spur or socket added to an existing circuit outside a special location is not automatically notifiable, though it still requires competent work and the appropriate electrical certification.3

Tooting stock: three install types

In Tooting the “same” appliance install is really three different jobs depending on the home — and knowing which you’ve got saves time and mess.

One example is a like-for-like or landlord-provided appliance swap, where the existing valve, trap, hoses and waste route still need testing rather than being assumed sound. Another is an integrated install in a Broadway flat, where the valve and waste may be hidden behind units and the installer must preserve service access, check any shared downstream waste and inspect the ceiling or premises below during commissioning. Responsibility for a supplied appliance, customer damage and building services depends on the tenancy and the actual cause.

A further case is a property with no suitable supply or waste. The plumber then designs an arrangement to the appliance instructions and the actual route to the stack, rather than imposing one universal standpipe detail. In a garage, utility room or garden-side outbuilding, long hose runs and frost exposure need avoiding or protecting. Conservation constraints matter only where external pipework or protected fabric is affected. Tooting’s hard water can contribute to scale in heating elements, so maintenance should follow the appliance manufacturer’s detergent, salt and descaling guidance.6

Find a verified appliance-install plumber by district

Tooting Broadway (SW17) — integrated machines in compact flats may have restricted valve and waste access. The installer checks the shared downstream waste, completes a full fill-and-drain test and inspects the cupboard and ceiling or shop below before handover.

Tooting Bec & the Heaver Estate (SW17) — utility-room or garage installations may involve longer supply and waste routes and need accessible isolation and frost-protected pipework; external changes are checked against the specific address.

Totterdown Fields (SW17) — older layouts may lack a suitable valve or waste, so the route, fall, trap and service access are designed to the appliance and property rather than assumed.

Furzedown & Upper Tooting (SW17) — conversions and altered kitchens may share downstream waste or have concealed connections; the installer confirms the actual branch and tests after the appliance is returned to position.

Landlord and tenant installations (SW17-wide) — check who owns the appliance, whether the supplied hoses and machine are serviceable, and whether a building defect or appliance fault caused any previous leak.

Editorial estimate only, to help you sense-check a quote — these are NOT regulated rates, NOT market data, and NOT a published cost survey. Always agree the price and what’s included before work starts. Frequently asked questions

Not always, but an insecure fill or waste connection can flood a cupboard or the premises below. Professional installation is particularly useful where no suitable valve or waste exists, the appliance is integrated, service access is restricted or the existing arrangement needs checking against Approved Document H and the manufacturer instructions.

Use the arrangement specified for the appliance and layout: a suitable trapped standpipe or sink-waste connection, adequate fall and ventilation, and the waste hose at the manufacturer’s required height. The installer should not rely on one universal standpipe dimension without checking the approved design and instructions.

The US deck-mounted air-gap device is not generally the standard UK domestic arrangement, but UK compliance still depends on the actual waste route, hose position, trap and manufacturer instructions. Do not treat the phrase “air gap” as a substitute for checking the installation.

Internal plumbing is usually unaffected, but address-specific controls should be checked before altering external waste or soil pipework or protected elevations on the Heaver Estate or Totterdown Fields.45

Tooting has hard water, which can contribute to scale in water-heating components. Follow the manufacturer’s detergent, rinse-aid, salt and descaling guidance; scale is not a diagnosis for every appliance fault.

Check the appliance and hoses, remove transit bolts, level the machine, verify the servicing valve, clear any blanking plug from the waste spigot, secure the waste route to the manufacturer’s height, and complete fill, drain and spin or wash tests. Recheck for leaks after the machine is pushed back or the integrated door is aligned.

It may be the fill hose, valve, waste hose or trap, but door seals, pumps, internal hoses and other appliance faults can also leak underneath. The installer should separate the external plumbing connection from an internal appliance defect before accepting responsibility or replacing fittings.

Why verified plumbers — not a general directory

Plumbing in an appliance looks simple, which is exactly why it floods kitchens — a hose that isn’t secured, a trap without a proper seal, or a standpipe set too low can turn a five-minute job into a downstairs-ceiling repair. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Tooting’s SW17 postcodes before a profile is approved. Because appliance work is drinking-water fittings and backflow, you can also look a plumber up on WaterSafe, the free water-industry register. Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the plumber, with no pay-to-play ranking.
