Coverage: SW17 (Tooting, Tooting Bec, Upper Tooting, Furzedown) and the edges into SW12 (Balham), SW16 (Streatham), SW19 (Colliers Wood) and the CR4 (Mitcham) boundary — Tooting Broadway, Tooting Bec, Totterdown Fields, the Heaver Estate and Amen Corner.
What this covers: diagnosing and repairing boiler faults — no heating or hot water, pressure loss, lockouts and fault codes, kettling and noise, leaks from the boiler, and making a gas appliance safe.
Not sure which page you need? An annual check-up → Boiler Servicing; beyond repair → Boiler Installation; cold radiators or a system fault → Central Heating Repair; no heat or hot water that can’t wait → Emergency Plumber.
Costs: a diagnostic call-out plus parts — see What it costs ↓ for an editorial estimate.
Availability: each verified listing sets its own hours and lead times — confirm availability directly.
What’s actually wrong with the boiler
A boiler diagnosis starts with the fault code and manufacturer instructions, then checks system pressure, controls and demand, gas-supply status, condensate route, visible leaks, expansion-vessel behaviour and pressure-relief discharge. Repeated resetting should not be used to mask a recurring fault. Combustion and safety checks must be carried out within the engineer’s Gas Safe categories and the appliance manufacturer’s procedure. The first visit may diagnose and make safe while a manufacturer-specific part is ordered; repair-versus-replace should be based on safety, parts availability, repair history, efficiency and total repair cost—not a fixed age threshold.
There is a firm legal boundary around who does what. A competent non-registered person may carry out separate wet work such as installing water pipes and radiators, but any work on the gas boiler itself and the final connection of water pipework to the boiler must be carried out by a suitably qualified Gas Safe registered engineer.1 Check the engineer’s Gas Safe ID card and appliance categories.2
Primary-system sludge, domestic-hot-water scale & building access
Thames Water confirms that Tooting has hard water,3 but the engineer must distinguish two different circuits and mechanisms. Corrosion products and sludge occur in the closed primary heating circuit and may justify cleaning and inhibitor where tests show contamination or restricted circulation. Mains-water limescale can affect water heaters and the domestic-hot-water pathway of combination boilers, including plate heat exchangers; it is not the same as primary-system sludge. HHIC guidance referencing BS 7593 separates primary-circuit cleaning/inhibitor from hard-water treatment of feed water or combination-boiler hot-water circuits.4 Flushing, inhibitor, scale reduction or component replacement should follow diagnosis and manufacturer instructions, not be prescribed as a universal package.
Responsibility and access depend on the system. A Broadway flat may have an individual boiler, a heat-interface unit or communal heating plant; an individual engineer cannot repair landlord-controlled plant, communal risers or shared flues without the responsible landlord or managing agent. Converted houses may have boxed or altered flues, and any concealed flue route needs the inspection access required for safe examination. Larger homes may have cylinders, zoning and long circulation runs, but those features must be confirmed at the property. Landlords remain responsible for the gas appliances and flues they provide and the annual gas-safety check.5 Wandsworth Council tenants report through the council repair route.6
Safety first
A boiler fault is rarely dangerous on its own, but gas and carbon monoxide are — so treat these seriously.
If you smell gas or suspect a leak, National Gas sets out the emergency steps:7
1. Don’t touch any electrical switches — on or off — light a naked flame, or smoke.
2. Open doors and windows to ventilate, if it’s safe to do so.
3. If you know where the gas meter control valve is and can reach it safely, turn the gas off at the meter — but don’t enter a cellar to do it.
4. Leave the property if the smell is strong or you feel unwell.
5. Call the National Gas Emergency Service on 0800 111 999 from outside — free and open 24/7 (textphone 0800 371 787). Don’t go back in until a gas engineer gives the all-clear.
Carbon monoxide (CO) is a separate danger — colourless, odourless, and produced when any fuel-burning appliance runs badly. Warning signs include headaches, dizziness, nausea or breathlessness that ease when you leave the house, drowsiness, and on the appliance a lazy yellow or orange flame instead of crisp blue, or sooty staining. If you suspect CO, get fresh air, call 0800 111 999, and seek medical help. A carbon-monoxide alarm to BS EN 50291 is a useful precaution, installed and maintained per the manufacturer’s instructions — but the HSE is clear it is not a substitute for proper installation, servicing and maintenance of the appliance.8
Gas work must be done by a suitably qualified Gas Safe registered engineer. Separate radiator and water-pipe work may be wet work, but work on the boiler itself and the final connection of water pipework to it must be Gas Safe.1 If an unsafe appliance is found, the engineer should explain the classification, make it safe as required and leave the relevant warning or record. If you rent, the landlord controls the appliances and flues they provide and the annual gas-safety route.9
Find a verified Gas Safe engineer by district
Tooting Broadway (SW17) — first confirm whether the property has an individual boiler, a heat-interface unit or communal heating. Plant, shared risers and communal flues require the landlord or managing agent rather than an individual domestic repair.
Tooting Bec & the Heaver Estate (SW17) — larger systems may include cylinders, zoning and long circulation runs; the engineer confirms the actual arrangement and separates controls, hydraulic balance, primary-system condition and domestic-hot-water performance.
Totterdown Fields (SW17) — the engineer checks the actual appliance and flue route, including any required inspection access; cleaning or inhibitor is recommended only where testing and manufacturer guidance justify it.
Furzedown & Upper Tooting (SW17) — houses and conversions may have boxed or altered flue routes, so the engineer must be able to inspect the flue and any required access panels before completing work.
Converted & newer flats (SW17-wide) — first establish whether the home has an individual boiler, heat-interface unit or communal plant; access to shared risers, flues or plant requires the landlord or managing agent.
What it costs
| Boiler repair (indicative) | Typical range |
|---|---|
| Diagnostic visit / call-out | £70–£140 |

Always agree the price and what’s included before work starts. See How to read a plumbing quote and the London plumbing costs guide.* Tooting is inside the London-wide ULEZ but outside the central Congestion Charge zone, so a non-compliant vehicle may incur the daily ULEZ charge.10
Frequently asked questions
Not necessarily. The engineer should follow the fault code and manufacturer procedure, check pressure, controls, gas status, condensate, leaks and system behaviour, then assess safety, parts availability, repair history, efficiency and cost before recommending repair or replacement.
Only a suitably qualified Gas Safe registered engineer may work on the boiler itself or make the final connection of water pipework to it. A competent non-registered plumber may carry out separate radiator and water-pipe work, but cannot leave that final boiler connection for later sign-off.
Kettling, lockout and poor hot-water flow can have different causes. Primary-circuit sludge or corrosion, domestic-hot-water limescale, a pump or valve fault, restricted flow, controls or combustion issues require different remedies. Cleaning, inhibitor, scale treatment or component replacement should be recommended only after tests identify the relevant circuit and fault.
Your landlord (or the council) is responsible for the boiler they provide and for the annual gas safety check by a Gas Safe registered engineer. Report a fault to them; Wandsworth council tenants use the council’s repairs service. In a gas emergency, also call 0800 111 999.
A poorly-running gas appliance can produce CO. A CO alarm to BS EN 50291 is a useful precaution, but the HSE is clear it’s not a substitute for proper servicing. If you get headaches or dizziness that ease when you leave the house — or see a lazy yellow flame — treat it as an emergency and call 0800 111 999.
If the boiler’s fine but radiators are cold or the system won’t circulate, that’s Central Heating Repair. Many engineers cover both — describe the symptoms and they’ll tell you which it is.

Why verified plumbers — not a general directory
A boiler repair is gas work, so the credential that matters most is Gas Safe registration — and it’s the one people can’t easily check under pressure when the heating’s off. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm Gas Safe registration directly with the Gas Safe Register before a profile is approved — no one is listed for gas work here unless they’re Gas Safe registered. When an engineer arrives, still ask to see their Gas Safe ID card and check it covers the appliance. Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the engineer, with no pay-to-play ranking.

A stopped boiler needs inspection-led diagnosis. Primary-system sludge and corrosion are different from mains-water scale in domestic-hot-water components, and neither should be assumed from the postcode. The first visit may diagnose and make safe while parts or communal access are arranged. The verified Gas Safe engineers above cover SW17 and the Tooting edges, with identity, insurance and Gas Safe registration checked.
