What a boiler service includes

An annual service is a safety and efficiency check, not a repair. A Gas Safe registered engineer will typically check that the boiler operates correctly and safely, inspect the flue and terminal for condition and clearances, test gas pressure where required and use a flue-gas analyser to assess combustion — one of the key combustion and safety checks carried out in accordance with the manufacturer’s procedure. The engineer also examines seals and the combustion case, checks the condensate trap and safety devices, and reviews visible pipework and controls. On applicable boilers the procedure may also include system pressure and expansion-vessel observations.

The exact service procedure follows the appliance manufacturer’s current instructions. The engineer identifies the boiler and service history, checks the visible appliance, ventilation and accessible flue route, then carries out the specified combustion, condition and safety tests; cleaning, opening components or replacing seals is done only where the procedure or findings require it. The written service record or invoice should identify the work completed, any readings or results recorded under the procedure, defects found and limitations. If a concealed flue cannot be inspected through suitable access, the engineer may be unable to complete the service and should record the access limitation and required remedial action. Unsafe readings, a defective seal or a part fault may require the appliance to be made safe and a separate repair quotation. If the boiler must remain off, the engineer should explain safe next steps; any temporary-heating arrangement is separate from the service and must not involve using an unsafe appliance.8


Landlords and the annual gas safety check

If you let a property in Tooting, the legal duties are separate from a routine service.
