What kitchen plumbing covers

Kitchen plumbing begins with a measured survey: position of the stack or gully, distance and achievable waste fall, floor construction, existing pipe sizes and condition, and where accessible isolation will remain after the units are fitted. An island over a solid floor may require planned floor work or a different sink position; a rear extension may not drain reliably if the proposed route is too long or shallow. Supplies, wastes, filters and appliance joints should be pressure- and flow-tested before plinths and panels conceal them, with commissioning information left for larger installations.

Backflow protection is installation-specific. The sink, filter, boiling-water tap and each appliance must be assessed for its actual fluid category and any protection built into the product; a kitchen sink is not automatically described as the same risk as every connected appliance.1 The legal drinking-water requirement is for a conveniently situated tap supplying wholesome water, not an unconditional rule that one named kitchen tap must always be directly unsoftened. Electrical work must comply with Part P and BS 7671: a new circuit is notifiable, while an ordinary spur or socket added to an existing circuit outside a defined special location is not automatically notifiable and requires the appropriate electrical certification.2

Hard water & your drinking tap in Tooting

Thames Water confirms that its regional supply is hard, so scale may affect kettles, aerators, boiling-water units and water-heating components. The amount and timing vary and should not be stated as a fixed local threshold or timetable.3

If an ion-exchange softener is fitted, the statutory test at a drinking-water outlet is whether the water remains wholesome. Separately, the Drinking Water Inspectorate advises retaining an unsoftened supply to the kitchen tap used for drinking and cooking because softening can increase sodium.4 A separate unsoftened tap is therefore the normally preferred arrangement, but the page should not describe softened water as automatically unlawful where it remains wholesome and compliant.

The actual layout matters more than the district label. In a Broadway flat, a sink or appliance waste may join a communal stack and a leak can damage the shop or flat below, so access and permission may involve the managing agent. In a rear extension, the measured fall may force a different sink position. In a repeatedly altered terrace, mixed generations of pipework and inaccessible valves should be identified while units are open. A boiling-water or filter unit also needs accessible isolation, pressure compatibility and manufacturer-specified clearance.

Find a verified kitchen plumber by district

Tooting Broadway (SW17) — flats above shops and other homes, where the plumber checks the communal stack, obtains any required access and tests for leakage into the premises below before handover.

Tooting Bec & the Heaver Estate (SW17) — an island sink over a solid floor requires measured fall, ventilation, floor-access and future servicing; external alterations are checked against address-specific conservation controls.5

Totterdown Fields & Furzedown (SW17) — rear extensions may have long or shallow waste routes, and the layout should change if reliable gravity drainage cannot be achieved.

Upper Tooting (SW17) — altered homes may combine older and newer supplies and wastes; accessible isolation and a tested route matter more than the age label.

Converted & newer flats (SW17-wide) — a sink or appliance waste may join a communal stack and isolation may sit in a service cupboard; the plumber confirms permission, service access and leakage checks for the flat or premises below.

Editorial estimate only, to help you sense-check a quote — these are NOT regulated rates, NOT market data, and NOT a published cost survey. Always agree the price and what’s included before work starts. See How to read a plumbing quote and the London plumbing costs guide.* Tooting is inside the London-wide ULEZ but outside the central Congestion Charge zone, so a non-compliant vehicle may incur the daily ULEZ charge.6

Frequently asked questions

The DWI advises retaining an unsoftened kitchen supply for drinking and cooking where an ion-exchange softener is fitted because of possible sodium increase. That is strong health guidance; the legal requirement itself is that the drinking water remains wholesome.

The law requires a conveniently situated tap supplying wholesome drinking water. It does not make “direct unsoftened mains at the kitchen tap” the only lawful arrangement. DWI guidance separately recommends retaining an unsoftened kitchen supply when an ion-exchange softener is used.

Possibly, but the plumber must measure the stack distance, available fall, floor construction, ventilation and future access. An air-admittance valve does not correct inadequate fall; a solid floor may require planned excavation or a different sink position.

Hard water can leave scale on aerators, cartridges and boiling-water units, but the rate varies. Follow the manufacturer’s maintenance instructions and diagnose any performance fault rather than assuming scale from the postcode.

The plumber can coordinate the service route. A genuinely new circuit is notifiable; an ordinary spur or socket added to an existing circuit outside a defined special location is not automatically notifiable. All electrical work must still comply with Part P and BS 7671 and receive the appropriate certification.

If it’s the trap or a slow waste, a kitchen plumber can sort it. If the blockage is further down the drain or affecting more than one fitting, start with Blocked Drains.

Why verified plumbers — not a general directory

Plumbing a kitchen looks simple, which is exactly why bad connections flood cupboards and let contaminated water back into the supply. Every listing here is checked before it goes live and re-verified annually: we confirm the business is legitimately trading and verify the named contact, we check evidence of public liability insurance, and we confirm the plumber covers Tooting’s SW17 postcodes before a profile is approved. Because a kitchen is all about drinking-water fittings and backflow, you can also look a plumber up on WaterSafe, and where any gas appliance is involved we confirm registration with the Gas Safe Register. Profiles may be suspended or removed if credentials lapse or credible concerns are raised — see the full verification process →. No customer middleman fee: enquiries go directly to the plumber, with no pay-to-play ranking.

Kitchen plumbing should be designed from measured fall, pressure, backflow risk, floor access and future servicing—not from a district stereotype. A separate unsoftened drinking supply is normally preferred with ion-exchange softening under DWI guidance, while the legal test remains wholesomeness. The verified plumbers above cover SW17 and the Tooting edges, with identity and insurance checked.
